Seller's Tips
Representation- Choose a realtor that can represent you in the transaction & also works with buyer clients.
Clean-up: Outside- Keep lawn and shrubbery trimmed. Tidy up grounds, decks, porches, and pool areas. Repair any fencing, screening or obvious wood rot. Consider pressure washing the house, driveways and/or walkways. Remember, you are competing with all of the other properties on the market, and clean, kept properties look best and sell faster.
Inside- De-personalize! Now is the time to "thin" furniture and pack away excess photo frames and knick-knacks. Keep all counters and table/dresser tops free of clutter. Sparkling windows and mirrors, and well lit, bright homes are most inviting. If painting is needed, do it now ! It will enhance the value.
Staging- Turn on lights , draw the drapes...let the sunlight in. Make the house "ready for guests". Soft music for background makes for relaxing atmosphere and buyers will feel comfortable.
Showings- Try to leave the house so that buyers can take their time and converse freely. Remember that the agent knows the buyer's needs and will point out desired features to them. If you are present, don't discuss anything concerning the sale with the customer. The agent is the professional intermediary, and may or may not represent you. Likewise, never try to sell furniture to a customer before a deal is complete.
